1. General Terms
By placing a booking with us, you and your party agree to the following terms and conditions. The person making the booking is responsible for ensuring all guests comply with these terms. If the person making the booking is different from the lead guest, they may be held responsible for cancellations, non-arrivals, and damages.
2. Bookings and Cancellation Policy
By making a booking, you enter into a legal contract with us.
The maximum number of guests per room is specified in the room occupancy details.
Payment options:
Pay in full at the time of booking.
Pay a non-refundable 30% deposit, with the remaining balance due at least 28 days before arrival.
If booking within 28 days of arrival, full payment is required at the time of booking. No refunds are available.
Cancellations
As a small business, we are unable to offer refunds for cancellations at short notice. We strongly recommend that guests take out comprehensive travel insurance.
In rare circumstances where we must cancel a booking due to unforeseen events (e.g., family emergencies, property damage), our liability is limited to refunding any payments already made. We will attempt to assist in finding alternative accommodation where possible.
Terms for bookings via third-party sites (e.g., Booking.com, Airbnb) may differ—please refer to their terms and conditions.
3. Policies and House Rules
Children under 2 are not permitted.
Only registered guests may use the property and its facilities. Third-party visitors require prior permission.
Guests causing damage will be liable for repair costs and any costs related to relocating other guests. Such guests will be required to leave immediately and will be charged for their full stay.
All guests must respect the privacy and peace of other guests, neighbors, and owners. Failure to do so may result in immediate cancellation of the booking without a refund.
4. Optional Welcome Continental Breakfast Hamper
Our rates are for Room Only/Suite/Apartment.
A Welcome Breakfast Hamper can be added at the time of booking but cannot be requested during your stay.
5. Arrival and Departure
Direct bookings (website or phone): Check-in from 3:00 PM, Check-out by 11:00 AM.
Third-party bookings (e.g., Booking.com, Airbnb): Check-in from 4:00 PM, Check-out by 10:00 AM.
6. Liability
We accept no liability for loss, damage, or injury to guests, vehicles, or possessions unless caused by our negligence.
Swimming Pool:
Swimmers use the pool at their own risk—there is no lifeguard.
Children under 16 must be supervised by an adult at all times.
7. Smoking and Vaping
Strictly no smoking or vaping in rooms or by the pool.
Designated smoking areas are provided in the gardens. Please dispose of cigarette butts responsibly.
8. Housekeeping
We do not provide daily housekeeping, as we respect guests’ privacy.
Should you require any extra items, please let us know.
We will only enter your accommodation if maintenance is required.
9. Electronic Devices & Charging
Do not leave electronic devices (phones, tablets, laptops) charging unattended.
Always unplug heated appliances when not in use.
E-scooters and e-bikes must not be charged in rooms.
Electric Vehicle Charging:
Two trickle-charge points are available in the car park.
Guests must speak with the owner to agree on the charging rate before use.
10. Lost Property
Items left behind will only be returned after postage payment has been received.
11. Pet Policy
We accept dogs only (maximum two per accommodation). No other pets are allowed.
Dogs must not be left unattended in the property.
Well-behaved dogs on leads may be allowed by the pool, with consideration for other guests.
An additional cleaning fee applies for guests bringing dogs.
Dogs must not sleep on beds—guests must bring their own pet bedding.
Owners must ensure their dogs are free from parasites/fleas. Additional charges may apply for fumigation if required.
Owners must clean up after their dogs.
